The buyer required flexibility on the earnest money going hard and needed a later closing date to align with the sale of their current facility. Without a creative approach to deal structure, the transaction would stall before it could close.

We structured a later closing date that aligned with the buyer's liquidity timeline, ensuring they weren't forced to carry two properties simultaneously or risk losing the deal due to financing constraints.
